Scope of Work
Good Life Construction completed exterior siding replacement and structural framing repairs for a residential property in Rancho Cordova. The work included removing damaged siding and trim at designated front, side, and rear elevations, installing T1-11 wood panel siding, replacing belly band trim, adding weather-resistant barrier where needed, sealing penetrations and transitions, and painting repaired areas to match existing finishes as closely as possible.
Challenges
The project required more than surface siding replacement after dry-rotted framing was discovered within the working areas. The team also had to integrate new siding around existing AC equipment, electrical penetrations, utilities, and older exterior finishes while maintaining proper clearance from grade and preparing the framing repairs for inspection before concealment.
Solutions
Good Life Construction removed the deteriorated framing members and rebuilt the affected areas with new lumber, including pressure-treated wood at the base where moisture exposure was a concern. A new 4x6 member was installed at the belly band tie-in, aluminum sheet flashing was added for moisture separation, and the siding was held above grade to improve long-term performance and reduce future soil-to-siding contact.
