Scope of Work
Good Life Construction rebuilt 17 exterior stair-and-landing sets, partially rebuilt nine sets with new staircases, and installed new stair framing and waterproofing at 11 additional sets. Work included demolition, structural framing, CDX plywood, a multilayer membrane and coating system, metal flashing, railings, concrete, stucco, and paint. Additional improvements addressed stair approaches, carports, gutters, sprinkler connections, footings, and mailbox placement.
Challenges
The work was distributed across an occupied multifamily property and required controlled exterior access while crews removed dry-rotted framing, existing waterproofing, plywood, and localized stucco. New assemblies also had to integrate with existing railings, walkways, carports, gutters, sprinkler connections, and surrounding finishes.
Solutions
Crews completed full and partial structural rebuilds, installed new plywood substrates, and applied a layered waterproofing system with flashing, metal lath, reinforced base coats, slip-resistant texture, and an acrylic topcoat. Concrete stem walls, railings, stair approaches, stucco, and paint were coordinated with the existing property, along with required carport and site adjustments.
Final Result
- Renewed structural stair and landing assemblies with new framing, concrete support elements, and railing systems.
- Coordinated stair approaches, carport clearances, mailbox placement, and sprinkler connections to maintain site functionality.
- Installed layered waterproofing, flashing, and textured finish systems for moisture protection and walking-surface performance.
