Scope of Work
Good Life Construction pressure washed and sanded the deck and patio surfaces, removed and replaced the deck spindles and the patio posts' bottom trim, and replaced four patio posts using the existing bracket hardware. The crew added supplemental support framing to the patio structure and finished the wood surfaces with a BEHR redwood stain and sealant.
Challenges
Once work began, the crew found deterioration in the patio's support structure that had not been identified in the original proposal, requiring additional bracing and post replacement beyond the planned scope. The new stain finish also needed to be matched to the home's existing exterior color.
Solutions
To address the structural deterioration found during construction, Good Life Construction added supplemental support framing and anchored the replacement posts into the existing bracket connections before completing the finish work. The crew hand-matched the stain formulation to the home's existing exterior color prior to final application.
