Scope of Work
Good Life Construction completed a commercial capital improvements project at an apartment complex in Citrus Heights involving T1-11 siding replacement, waterproofing paper installation, trim and fascia repairs, exterior painting, and deck-related structural repairs. The scope included demolition and disposal of damaged siding, installation of new siding to closely match existing materials, waterproofing tape and flashing where needed, replacement of window trim, repairs to deck landing framing with new ledger boards, joists, and brackets, stairway post and ledger repairs, limited TPO replacement, and restaining of the deck and railing top plate.
Challenges
The project required careful coordination across multiple apartment complex structures, including Buildings A, B, C, and a shed, each with different siding, trim, fascia, framing, and finish repair needs. The work also required close material and paint matching, water protection at siding and trim transitions, and repair of deteriorated deck and stairway framing components while maintaining a consistent exterior appearance across the commercial property.
Solutions
Good Life Construction removed damaged exterior materials, installed new waterproofing paper and flashings where needed, and replaced T1-11 siding, trim, fascia, ledger boards, joists, posts, decking material, and TPO in the affected areas. The exterior was pressure washed, masked, painted, and touched up to create a consistent finish, while deck and landing repairs were completed with new framing members and proper brackets for improved support and long-term performance.
